Site Development

The Village requires the submittal of site development plans for many types of developments. Plans are reviewed for compliance with Village Ordinances and sound engineering practices. 

Site development plans are required for:

  • New developments
  • Teardowns/re-developments
  • Building additions (including detached garages).
  • Any proposed changes which alter the impervious area or drainage on a parcel 
Plans must be prepared by a licensed professional engineer or certified land surveyor.

Lakeshore Construction
Both private and public construction activities along the Lake Michigan shoreline require authorization from the Illinois Department of Natural Resources (IDNR). IDNR issues public notices, inviting comments from the Village, adjoining property owners and the general public to be considered as part of the IDNR permit review.
